How It Works

1

We Analyze Your Property

We compare your assessment against recent sales data and market evidence to determine if you're over-assessed.

2

We File Your Appeal

Our AI generates a professional evidence package and we file it with the Cook County Assessor's Office on your behalf.

3

You Save Money

You only pay if we successfully reduce your assessment — 30% of first-year tax savings. No reduction, no fee.

Frequently Asked Questions

Is there any risk? +

No. Your assessment cannot be raised as a result of filing an appeal. The worst case is no change. There is zero downside risk to appealing.

What does it cost? +

Nothing upfront. Our fee is 30% of first-year tax savings, billed only upon a successful reduction. If we don't save you money, you pay nothing.

How long does it take? +

Typically 6-8 weeks from filing to the Assessor's decision. Filing windows are approximately 30 days per township, with 4-5 townships opening each month.

Do I need a lawyer? +

Not for Assessor-level appeals — no attorney is required. If escalation to the Board of Review is warranted, we partner with licensed Illinois attorneys at no additional cost to you.

Which properties do you handle? +

We specialize in Cook County commercial properties — offices, retail, industrial, mixed-use, and other Class 5xx properties. We currently do not handle residential appeals.
